What to know about Denver

The city splits sharply by neighborhood. Downtown and LoDo are condo and loft territory where HOA quality and building reserves matter more than the finishes you can see. Wash Park, Platt Park, and Congress Park are bungalow-and-pop-top country, where lot value and scrape potential drive pricing. Berkeley and the Highlands blend new duplexes into older streets. Central Park (formerly Stapleton) is a master-planned pocket inside the city with suburban amenities and urban address.

For condo buyers specifically, the building matters more than the unit. Reserve studies, special assessments, litigation history, and the owner-occupancy ratio all affect both your monthly cost and whether a future buyer can finance the purchase at all.

Investors do well here when they underwrite realistically. Denver's rental demand is durable, but the city's licensing and inspection requirements for rental property are real obligations, not paperwork you can defer.
